We are using a hybrid coop model with the Somali-led housing project in Minneapolis; members pay $2500 to join, 100 people is enough to buy a house and Star Finance, the company can take in equity investment without cumbersome coop governance. The houses are repaid to your neighbors after 15 years, and Star splits the profit (what a bank would take on a 15 year loan; about 70k) with the members. An imam says he can get us the first 200 people in Mpls and 29 other cities where he’s built and raised funds for mosques and sometimes islamic community centers. But we also have impact investors who want to invest in something low risk and low return with high impact, backed by appreciating assets. So the non voting preferred shares works for us. We plan to offer health and home insurance through member pools as we scale.
